Questbank taps Bekim Merdita to drive national expansion and broker channel buildout

The Canadian alternative lending market has reached a point where technology alone no longer differentiates. Questbank's August 2026 appointment of Bekim Merdita as Head of Sales & Marketing acknowledges that reality. The digital-first lender is betting that winning broker loyalty requires someone who understands the human side of mortgage origination, not just the platform that processes it.

Merdita brings senior leadership experience from Canada's alternative and digital-first lending sector. His mandate is specific: build out Questbank's national footprint and position the bank as a primary partner for mortgage brokers handling borrowers who fall outside traditional "A" lending criteria. That second task matters more. In 2026, roughly 48% of first-time homebuyers work with a mortgage broker, and those brokers have options. Questbank is competing with established alternative lenders like First National, MCAP, and Equitable Bank for attention from the same referral networks.

Why the broker channel still decides volume

The rise of fintech mortgage platforms was supposed to disintermediate brokers. It has not happened. Borrowers who need alternative lending are precisely the ones least likely to navigate the process alone. They are self-employed. They have non-traditional income. They are stretching debt-to-income ratios close to what OSFI's stress test allows. A broker who knows which lender will approve a deal structured a particular way is worth more than a streamlined application portal.

Questbank's decision to focus on the broker channel rather than direct-to-consumer reflects that calculus. Questbank is trying to become the lender a broker calls when the Big Six say no. That strategy requires trust, and trust at scale requires someone who has built it before.

The national expansion problem

Expanding from regional to national is more complex than opening new offices. Canada's mortgage market is fragmented by province. British Columbia operates under different land title rules than Ontario. Quebec has its own Civil Code governing property law. A lender that built its underwriting assumptions in one market cannot simply copy them into another and expect the same approval rates or default performance.

Merdita's role is to navigate that fragmentation without losing Questbank's agility. The alternative lending space attracts borrowers because it moves faster than the chartered banks. Scaling nationally while preserving speed is the operational challenge. Questbank needs to hire the right people in each region who know how local brokers work and what local borrowers need.

What the timing reveals

The appointment comes during a year when residential mortgage debt is growing at 4.8% annually, a pace that remains below historical averages but has accelerated from 2024's trough. Housing affordability remains stalled. The Bank of Canada's policy rate is still influencing whether borrowers can qualify under the OSFI stress test, which adds 200 basis points to the contract rate. When the Big Six tighten their standards, the alternative lenders see volume. Questbank is positioning itself to capture that flow before competitors do.

The risk is that the alternative lending market is increasingly crowded. Differentiating one B-lender from another when most offer similar products at similar rates is difficult. Questbank's edge, if it has one, will come from broker relationships. That is the work Merdita was hired to do.

The hire signals that Questbank is a lender that uses technology to move faster. Brokers do not care about your platform architecture. They care whether you fund the deal.
