12 Mountain Towns in Colorado and Utah Where Homes Still Sell Under $600K

Aspen's median home price cleared $13 million in 2025. In Leadville, 25 miles away and 3,000 feet higher, median home prices sit around $500,000 to $600,000 as of mid-2026.

The gap between Colorado and Utah's "Tier 1" resort towns and their second-tier neighbors is now a canyon. Buyers priced out of Summit County or the Wasatch Back are finding workable inventory in towns that offer trail access and mountain views without the seven-figure entry point. These aren't distressed markets. They're places where the broadband and the roads exist but the brand hasn't caught up.

The Colorado Western Slope

Leadville. The highest incorporated city in North America sits at 10,152 feet. Median sale prices sit around $500,000 to $600,000 as of mid-2026. You're 90 minutes from Denver and 30 minutes from Copper Mountain. The tradeoff is altitude, most people take two weeks to adjust, and a small-town economy that still leans on mining history rather than tourism futures. Fiber arrived in 2024, which matters if you're working remote.

Salida. The Arkansas River Valley town has become the quiet alternative to Aspen's glitz. The median home price sits around $650,000 to $730,000 as of mid-2026. Whitewater kayaking, mountain biking, and a growing arts scene. The drive to Denver is two and a half hours, which keeps day-trippers out and prices stable.

Cañon City. Less picturesque than Salida but $100,000 cheaper. Median prices sit in the low $300,000s. The Royal Gorge is the draw. It's hot in summer, which is unusual for Colorado mountain towns, and the prison-based economy makes it feel like something other than a resort corridor. But if the goal is cheap access to public land, it delivers.

Utah's Value Corridor

Price. An hour south of Salt Lake City, Price offers median list prices around $375,000. The town was built on coal, and the economy is still transitioning. That keeps prices low and buyer competition light. Rock climbing at Joe's Valley and mountain biking at the San Rafael Swell are within 30 minutes. The downside is isolation, there's no nearby resort to anchor services or drive amenity growth.

Cedar City. Median sales prices run between $400,000 and $500,000. You're 20 minutes from Brian Head ski resort and an hour from Zion. The town has a Shakespeare festival, Southern Utah University, and enough year-round population to support real grocery stores and medical services. It's one of the few affordable mountain markets in Utah that doesn't feel like a mining outpost.

Ogden. Ogden sits at the base of the Wasatch Range with four ski resorts inside a 40-minute drive. Median prices are in the mid-$400,000s, roughly half what you'd pay in Park City. Fiber-optic cable is strong, the restaurant scene is improving, and it's still a commutable distance to Salt Lake City. The catch is urban sprawl, you're trading the small-town feel for proximity and value.

What These Markets Share

Every town on this list trades something for affordability. Distance from major hubs. Older housing stock. Single-pillar economies. Limited inventory, some of these markets have fewer than 20 active listings at any time, which means fast decisions when the right property appears.

Wildfire insurance premiums are climbing across both states, adding $1,200 to $2,400 annually to carrying costs in high-risk zones. Winterization and snow-load maintenance are real on older builds. And in towns where the nearest Costco is 90 minutes away, groceries cost 10-15% more than the national average.

But if the priority is access, to trails, to public land, to a life built around being outside, these towns still offer entry under $600,000. That's increasingly rare.
